Our lettings services include:

Finder's service: £495 or 50% of first month’s rent (whichever is greater)

Management Service: 12% of rental income

• Initial management to prepare property for tenancy
• Check the tenants into the property at the beginning of the tenancy
• Collect the rent and forward statement regularly with the release of rents collected to the landlord as and when they fall due for the tenants accompany of the property
• Inspect the property 3 – 4 times a year
• Handle tenant’s enquiries.
• Arrange for any repair work on behalf of the landlord when authorised by the landlord - Carry out any emergency or urgent repair works
• Check the tenants out at the termination of the tenancy.
• Handle general accounts enquiries.
• Negotiate rent increases and tenancy extension / renewal with the same tenants. - Handle insurance claims on behalf of the landlord, organise estimates and arrange for works to be completed.

Referral Fees

Compliance with the Consumer Protection from Unfair Trading Regulations 2008

The latest guidance specifically addresses the issue of transparency of fees, including referral fees, within the Estate Agency sector.

An Estate Agent should disclose in plain terms

1. The price for its services, including any ‘’compulsory’’ extras; and
2. Where a referral arrangement exists, that it exists and with whom; and
3. Where a transaction specific referral fee is to be paid, its amount; and
4. Where a referral retainer exists, an estimate of the annual value of that retainer to the Estate Agent or its value per transaction; and
5. Where the referral is rewarded other than by payment, an assessment of the annual value of the reward or the value of the reward per

Samuel Makepeace (Newcastle & Stoke) Ltd refer business to internal departments (however no referral fee is paid) and external companies, and to this end a full disclosure is set out below.

Our team has a wealth of knowledge and experience within the industry and we do only refer company’s where we have every confidence that they will assist you in your transaction. Conveyancing Services

We may offer conveyancing services to you through Goddard Dunbar & Associates Ltd (Solicitors) or, Beeston Shenton Solicitors Ltd, or Charltons Solicitors Ltd. Full details of the referral payment will be confirmed within their Client Care Letter. These services are optional, however, should you use their services we will typically receive £200 plus VAT per referral.

Survey Services

We often refer clients to use third party organisations. These services are optional, however, should you use their services we will typically receive between £25 - £100 VAT in referral fees.
